Water damage and flooding is quickly becoming a rising problem for high-rise buildings. Every year, condo buildings experience floods that originate from in-suite fan coil units.
Flooding in high-rise buildings results in higher insurance premiums, health hazards, costly repairs and major inconveniences.
HOW DO
Fan coil units flood?
The drain pan in a fan coil unit is designed to collect the moisture and drain it away through a drain line. Occasionally, the pan or drain line may become clogged, causing the drain pan to overflow onto the suite floor which can leak to the unit below. Older models of fan coils have flat drain pans. Flat drain pans allow for pooling and corrosion over time, creating holes for condensate water to leak through.

Our solution
We've designed the stainless steel Unilux retrofit drain pan to be sloped towards the center so that water never pools and can drain away effortlessly. Our fan coil units also come with two sensors, that when activated, shut down the unit and automatically switch the actuator valve to bypass mode. There is a float senser located on the drain pan that will monitor for standing water levels, and a floor sensor at the base of the cabinet monitoring for any gathering moisture. Either one will trip off the system and bypass water flow.
