The vast majority of residential high-rise buildings located in Ontario are cooled, heated, and ventilated using a fan coil. These buildings include condominiums, apartments, hotels, and seniors residences. 94% of fan coils in buildings older than 20 years old are Unilux fan coils. The vertical fan coil became a popular option throughout the HVAC industry in the early 1970s when manufacturers developed this system as an economical way to heat, cool, and ventilate a residential space over baseboard radiation systems.

RESPONSIBILITIES
Owner vs. corporation owned buildings
Unilux CRFC works with property managers, board of directors, superintendents, engineers, and residents to make a retrofit project as seamless as possible for everyone involved from start to finish.
The responsibility of retrofitting a fan coil can be overwhelming and expensive. Approximately 60 per cent of fan coils are corporation-owned, meaning the building is responsible for retrofitting the fan coils to maintain a healthy indoor air environment. The other 40 per cent is owner-owned, meaning the owner of the suite is responsible for the replacement of the equipment in their own home.
